This rental agreement is between Fariss Farms Llc as Lessor and Guest. The guest details can be found within the booking reservation.
PAYMENT
Credit Card, PayPal or Check are the preferred methods of payment for cabin rentals. If payment by credit card is requested, a 3% processing fee will be added to the total. Total payment is due to secure reservation if booking within 30 days. Outside of 30 days, 50% is required to secure the cabin.
BEDDING
Bedsheets and bath towels are not provided. Blankets, hand towels for bathroom and kitchen are included.
WIFI
Starlink internet is available free of charge.
DAMAGE DEPOSIT
Guest(s) are required to provide a damage/security deposit of $300 that covers damages to the rental unit. Any damages that exceed $300 will be charged to the guest on lease. Deposit checks will be voided and shredded or credit card deposit charges will be refunded upon confirmation that the rental property remains undamaged as a result of the guest(s) stay.
CANCELLATION POLICY
Reservations may be rescheduled (one time only) if notified at least 30 days prior to arrival date (reschedule arrival date must be within six months of original arrival date). Rescheduling reservations will be dependent on availability.

PETS
All of our cabins are pet friendly! If you’re interested in including you pet, please be sure to complete the Pet Addendum Form and mail it in along with your Rental Agreement Form.
LOSSES AND DAMAGES
Any and all damages to the home or negligence resulting in damage to the home or contents will result in costs to repair being deducted from the security deposit or billed to those guests if said damage or loss of contents is greater than security deposit. Guest(s) shall be solely responsible for any property damage, accident/injury to any person or loss sustained by any person, including loss of money, jewelry, and other items of personal property, arising out of or in any way related to Guest(s) use of premises or the items of personal property provided by Fariss Farms Llc at Guest(s) request. It is the responsibility of Guest(s) to inspect and be familiar with property use, and application, prior to using property and contents. Guest(s) hereby agrees to INDEMNIFY and hold Fariss Farms Llc harmless of any and all claims including those of third parties, arising out of, or in any way related to Guest(s) use of premises of the items of personal property therein. Guest(s) assumes the risk of injury or other losses relating to any recreational activities or services ordered through Fariss Farms Llc for Guest(s) use and will hold OWNER and its Agents Harmless with respect there to. Owner and Agent are not responsible for articles left on premises. There will be a $10 charge in addition to shipping charges for handling the return of any articles found by housekeeping.
SMOKING
NO SMOKING is permitted inside cabins. Evidence of smoking may result in partial or complete loss of security deposit.
CHECK-OUT PROCEDURE
Guest(s) shall leave premises in neat and undamaged condition. All beds should be stripped. All dishes must be washed and put away. All food must be removed from refrigerator and cabinets. All trash must be removed and placed outside of unit for later pickup. Furniture must be placed in its original location. Doors/Windows should be locked and thermostat should be returned to original temperature.
KEYS
The Lock box key must be returned to the lock box. If cabin must be re-keyed in the event that keys are lost, misplaced, or non-returned then Guest(s) will be responsible for costs incurred.
RETURNED CHECKS
A $25 services charge will be incurred for any returned check.
NO EXTRA GUESTS/NO HOUSE PARTIES
Rental Guest understands that we will accept families, couples and responsible adults over the age of 21 ONLY. Guest(s) agree that the premises shall not be occupied by more than the number of people stated on the reservation. If the unit is occupied by more than the number of people stated, it will result in loss of security deposit. Occupancy and use of premises shall not be such to disturb of offend neighbors (Noise, light, odor or other nuisances). The use of firearms and fireworks are strictly prohibited.
NO RVs, CAMPERS, ETC
RVs and campers are not allowed in conjunction with a cabin stay, unless approved by Fariss Farms upon booking.
VIOLATING AGREEMENT
If Guest(s) violates any of the conditions of this Agreement, Agent may terminate this Agreement and enter Premises. Upon notice of termination of this Agreement, Guest(s) shall vacate the Premises immediately. By agreeing and accepting this, I have read and fully agree to all the above policies.
